Job Description:

HITT Contracting is looking for an experienced Senior Project Manager specializing in commercial and corporate interior tenant improvement construction to join our Los Angeles team, based out of our El Segundo, CA office.

The Senior Project Manager will provide leadership, oversight, and strategic direction across multiple project teams delivering commercial and corporate interior tenant improvement projects, including office buildouts, interior renovations, and improvements within existing buildings. This individual will ensure Assistant Project Managers and Project Managers have the guidance and resources needed to successfully deliver their projects while maintaining HITT’s standards for safety, quality, financial performance, schedule, and client satisfaction.

The ideal candidate brings a strong background in corporate interiors and tenant improvements, with the ability to develop people, oversee multiple project teams, build strong client relationships, and identify risks before they become problems. Experience navigating fast-paced schedules, occupied environments, building requirements, and coordination with tenants and property management is essential.

Responsibilities

  • Lead, manage, and develop Assistant Project Managers and Project Managers responsible for portfolios of approximately 5–8 active projects at a time
  • Provide senior-level oversight across commercial and corporate interior tenant improvement projects, typically ranging from $5M–$30M in value
  • Mentor APMs and PMs, strengthening their technical knowledge, leadership abilities, and ability to deliver complex interior construction projects
  • Establish clear expectations and hold project teams accountable for safety, quality, schedule, financial performance, and client satisfaction
  • Maintain visibility across each team’s project portfolio, proactively identifying risks, challenges, and resource needs
  • Guide project teams through the full project lifecycle, from preconstruction and RFP efforts through construction, turnover, and closeout
  • Ensure teams effectively manage project budgets, schedules, contracts, procurement, change management, and overall financial performance
  • Oversee planning for occupied spaces, phased construction, building access, shutdowns, and after-hours work to minimize disruption to tenants and ongoing operations
  • Support coordination with clients, tenants, property managers, building engineers, architects, designers, and subcontractors
  • Guide teams in identifying and resolving existing-condition challenges, coordinating MEP systems with base-building infrastructure, and meeting interior finish requirements
  • Maintain adherence to HITT’s safety standards, company policies, and project-specific building requirements
  • Support teams in resolving complex scope, subcontractor, scheduling, contractual, and client-related challenges
  • Ensure project Quality Control Plans address interior finishes, installation standards, and client expectations
  • Evaluate staffing and resource needs across the portfolio and support the assignment, development, and evaluation of project and field personnel
  • Build and maintain strong client relationships while serving as a senior point of escalation
  • Support PMs in navigating difficult client conversations, contract negotiations, and project challenges
  • Identify and negotiate time extensions when justified and permitted by contract
  • Maintain productive relationships within the subcontractor community, particularly with trade partners experienced in commercial interiors
  • Lead and support preconstruction and RFP efforts in partnership with the Preconstruction Department and other company resources
  • Help identify and pursue new commercial and corporate interiors business opportunities while expanding relationships with existing clients
  • Ensure teams maintain organized and timely punch list, turnover, and closeout processes
  • Balance staffing, priorities, and resources across multiple project teams
  • Promote accountability, collaboration, mentorship, and continuous development within the Los Angeles team

Qualifications

  • 10+ years of commercial construction experience with a general contractor, including substantial experience delivering corporate interior tenant improvement projects
  • Demonstrated experience managing office buildouts, corporate interior renovations, and tenant improvements within existing commercial buildings
  • Experience with projects ranging from approximately $5M–$30M
  • Demonstrated ability to lead and develop Assistant Project Managers, Project Managers, and project teams
  • Strong experience overseeing multiple projects and teams simultaneously
  • Proven ability to help project management professionals successfully manage demanding portfolios and fast-paced tenant improvement schedules
  • Experience coordinating construction in occupied buildings, including phased work, tenant access, building operations, shutdowns, and after-hours activities
  • Strong understanding of interior construction sequencing, MEP coordination, existing building conditions, and finish quality
  • Strong knowledge of project financials, scheduling, contracts, procurement, change management, subcontractor management, and construction operations
  • Ability to maintain a portfolio-level view while recognizing when direct involvement in project challenges is needed
  • Strong leadership and people-management skills with a commitment to developing team members
  • Excellent client-facing, communication, negotiation, and problem-solving skills
  • Proven ability to build relationships with clients, design partners, property managers, and subcontractors and contribute to new business opportunities
  • Bachelor’s degree from an accredited university with a concentration in Construction Management, Engineering, Business, or a related field strongly preferred
  • Additional relevant construction experience will be considered in lieu of a degree
