Responsibilities

Core Responsibilities

1. Capital Project Governance & Stage-Gate Development

  • Architect and implement a standardized Project Delivery Lifecycle (feasibility, pre-construction, execution, closeout) tailored for construction and facilities maintenance scopes.

  • Define strict Stage-Gate criteria, requiring PMs to clear formal reviews (permitting, cost baselining, schedule check in, risk reserves) before unlocking subsequent project phases.

  • Develop standardized PM toolkits: Project Charters, Risk/Issue/Opportunity Registers (RAID), Change Order management protocols, and Milestone Schedules.

2. Construction-to-FM Transition & Handover Protocol

  • Design, enforce, and iterate a formal Operational Readiness and Transition-to-Operations (TTO) process.

  • Establish mandatory closeout packages: O&M manuals, warranty trackers, as-built drawings, asset tagging/data intake sheets (COBie/BIM), and life-safety certifications.

  • Partner with Facilities Managers and Maintenance Leads early in the design and construction phases to establish maintainability standards and acceptance sign-offs before substantial completion.

  • Create training and operational run-up procedures to ensure smooth post-occupancy stabilization.

3. Strategic Partnering with Account Director

  • Serve as the strategic process advisor to the Account Director, surfacing portfolio health, risk exposures, contractor performance, and compliance metrics.

  • Establish real-time reporting cadences and executive dashboards tracking capital expenditure (CapEx) variance, schedule milestone trends, and hand-off velocity.

  • Identify recurring bottlenecks across development scopes and facilitate continuous process improvement initiatives.

4. Quality Assurance, Compliance, and Training

  • Conduct routine process compliance audits on active construction scopes to ensure PM adherence to governance rules and contractual handover requirements.

  • Onboard new third-party, client-side, and contractor PMs onto the account’s operational procedures, tools, and expectations.

  • Standardize vendor closeout requirements to prevent lingering punch-lists and unliquidated project funds.

Qualifications

  • Experience: 7–10+ years combining capital project execution/construction management and PMO or process design.

  • Domain Knowledge: Proven background spanning the full project lifecycle—from design and general contractor execution through to commissioning and Facilities Management / Operations handover.

  • Systems & Tools: Familiarity with Construction Management and Project Portfolio Management tools (e.g., Procore, Smartsheet, MS Project, e-Builder) and CMMS/CAFM systems (e.g., Maximo, Archibus, Corrigo).

  • Certifications (Preferred): PMP, CCM (Certified Construction Manager), or credentials in Facilities Management (e.g., IFMA CFM/FMP).
